The Proposed Project

Solarium:

• Restore the sloped skylight and curtain-wall glazing structure of the solarium located above the east loading dock:

• Installation of access equipment and overhead protection.

• Wholesale removal and re-installation of existing pressure plates and snap caps with new shimmed glazing tape.

• Wholesale removal and replacement of existing insulating glass units complete with primary glazing seals.

• Cleaning of all vertical and horizontal drainage tracks/paths to restore the existing drained design intent.

• Resealing of all accessible concealed metal-to-metal seals in the drainage path while glazing is removed.

• Removal and replacement of corner plugs at vertical curtain-wall glazing.

• Provide drainage provisions to the strip window glazing in the stairwells.

• Remove and replace skylight metal flashing and install new self-adhered membrane flashing transitions at the top of the skylight, and at the transition between the skylight and the vertical curtain wall.

• Provide drainage of the skylight vertical rafters at the base of the skylight system.

• Provide an effective method to prevent injury or damage caused by ice falling from the solarium to the loading dock area below.

Loading Dock:

• Provide an ice-melt system at the asphalt loading dock entrances to prevent the buildup of ice that results in damage caused trucks approaching the loading docks at a higher elevation.
