Tk'emlups Commercial Complex Lot 164

The Project includes a single development area (Lot 164) multi-phased commercial complex. Phase 1 will commence with the construction of a grocery store, the anchor tenant, on the west portion of Lot 164. Phases 2 and 3 will enable future commercial-retail developments including a gas bar with drive through restaurant, electric vehicle charging stations, and two additional buildings which may house professional, retail, and non-retail businesses.
When operational, the Project will increase the land value and provide revenue generating opportunities for the community. The commercial complex will provide access to amenities on reserve for community members and will also be a commercial hub serving locals and tourists, alike. The businesses housed in the complex will provide direct employment opportunities for members of the community, creating net positive social and economic benefit to region,
The project phases include pre-construction and planning, construction, and operation. Several Valued Ecosystem Components (VECs) and associated attributes were identified and considered during the environmental impact analysis of the Project, including: ecosystem, atmosphere (climate, air quality, noise, light), the geophysical environment (land base, soils, contaminated soils, groundwater and aquifers), the aquatic environment (watercourses and waterbodies, fisheries, aquatic vegetation), terrestrial vegetation and invasive species, wildlife and wildlife habitat, species-at-risk and species-at-risk critical habitat, cultural, historic and traditional elements (archaeological and historic resources, health, social, and economic values).
