Vanier Commercial Development Project  – Public Comments Invited

December 23, 2020 – Indigenous Services Canada must determine whether the Vanier Commercial Development Project, located in Pabineau First Nation, is likely to cause significant adverse environmental effects. To help inform this determination, Indigenous Services Canada is inviting comments from the public respecting that determination.

The proposed project will include the development of 14.3 acres of land for a gas bar and commercial space/buildings.  It will be developed in two phases with approximately 31.7 acres of surrounding property remaining in its natural state. 

Phase 1 consists of the construction of the gas bar, convenience store, small strip mall (approximately 28,000 square feet) and associated roadways, parking and infrastructure. Approximately 8.2 acres will be cleared in phase one for infrastructure development and landscaping activities that will occur in 2021.  Phase 2 is tentatively planned for 2022 and will include the clearing of approximately 6.1 acres for an entertainment centre and associated infrastructure (e.g. road, parking, landscaping, etc.). The project is also proposing an area that connects to an existing snowmobile trail.
